Presentation matters

This will make sure you can showcase the size of your closet and other storage areas in viewings and in your photography.

When it comes to photography, using high quality photos that show off the lighting and spaciousness of your home will attract more leads on your home. Spending money to hire a photographer for the day can save you valuable time and give you quality, marketable photos of your home.

Rethink your pricing

If you need to sell quickly, the easiest way to do so is to make sure youíve priced your home reasonably. Many sellers have a tendency to aim high, thinking that they will be haggled down by a buyer.

However, fewer people will reach out if your home is outside of their budget. Set your home price close to its market value and make adjustments accordingly.

Add quick curb appeal

Curb appeal is the measure of how welcoming and desirable your home looks upon driving by or pulling into the driveway. This can be achieved with landscaping, paving the driveway, and cleaning the houseís siding.

However, you donít have to spend thousands to clean up the outside of your home. Sometimes simply mowing and edging the lawn and adding fresh mulch goes a long way toward improving curb appeal.

Remove personal items

You want your home to appear livable--not lived in. Make sure family photos and other personalized items have been removed for real estate photography, open houses, and viewing.

Similarly, if you have any rooms painted colors that others may find jarring, re-paint them in a neutral, calming color. And, if any of your walls are painted a dark color, brighten them up to make the room appear larger.

This approach stands true for the driveway and garage as well. You want potential buyers to imagine how they could use the space--not how youíre currently using it. Make sure your vehicles and outdoor equipment are out of sight in your photos and during showings.

1. Stage your home. According to the Real Estate Staging Association, homes that are staged sell on average 78% faster than the competition. Staging is more about creating a mood than moving furniture around. Staging makes a house look bigger, brighter, cleaner, more inviting and best of all makes buyers want to buy it.

2. Donít forget the outside.
Stage the exterior of your home too. Fresh paint, updated landscaping and welcoming lawn furniture will help will a quick sale. Buyers often look for an outdoor space that they can enjoy with friends and family.

3. Make your home available.
Homes that donít get shown donít get sold. Try to accommodate as many appointments to view your home as possible. In todayís market, there are many vacant properties that can be shown anytime. Restrictive time frames, appointments that have to be set far advance will usually result in a buyer crossing your place off the list.

4. Get real about pricing.
Try to be the best deal on the market. Homes that are priced correctly will sell quicker and get a higher sale price than those that have sat on the market. Todayís educated buyers are familiar with comparable sales in the area. They will flock to a home that looks like a great deal. Competitively priced homes get the most traffic and at times even receive multiple offers.

5. Pay attention to the competition.
Look at the price that homes that are similar in style, condition and location have sold for. Attend some open houses and honestly size up your competition. Try to look at your competition from the Buyers point of view removing all emotion you may have tied to your home. Keep constantly updated on changes in the market and try to stay ahead of the curve.

Flipping a house simply means buying and then selling a home quickly for profit. There are different ways to do this, but if you are interested in buying and selling houses, or just want to find a good deal to invest your money in. You will want to follow some tips on how to make sure you make money and not end up busting the budget. 1. KNOW THE AREA It is not just about the house you want to buy but also the area. Focus on buying homes in an area that holds value and where homes sell quickly. The golden rule of a home, location, location, location, applies here as you will want the home to be able to be sold quickly. Get to know the average costs and days on market for homes in that area. Here are some inexpensive tips to get your kitchen in tip top shape in no time. -Upgrade your appliances Updating or upgrading your appliances will give your kitchen a fresh new look. You can start by ordering new doors or face panels from the manufacturer. If new appliances are in order you can find great deals at at discount stores. Many stores have scratch and dent appliances that may only have a small imperfection on the back of the appliance or in a place where no one would see it. This is a great way to save lots of money for more expensive appliances. -Pretty it up with paint New paint makes everything look clean and bright again. Choose a semigloss latex paint, which is easier to clean and holds up better in kitchens. Don't forget to paint the trim too. Clean and wash all the walls and trim before painting. This will ensure the paint adheres to the surfaces properly. -Get organized Even if you have the newest cabinets and appliances a messy kitchen is never attractive.
